The building's multiple use of space is achieved by the segregation of pedestrian circulation from vehicular traffic through the layering of the center's structure. The upper decks are dedicated to pedestrian networks and public spaces - the lobby and galleria -- while lower portions above the freeway are given over to traffic circulation and parking. To avoid contributing to Interstate-5 congestion, the entrance to the garage is placed next to the Eighth Avenue overpass. Danadjieva & Koenig Associates integrated the overpass into the building's layout -- a decision critical to the project's realization on the freeway site. By using separate roadways for the1,000-car garage and public drop-offs, the center's vehicular circulation does not interfere with the I-5 traffic.

The multi-level bridge building provides: 100,000 sq. ft. exhibition area; 50,000 sq. ft. meeting rooms; 20,000 sq. ft. retail facilities; and a 30,000 sq. ft. lobby.

Danadjieva & Koenig Associates' expertise in designing layouts compatible with the topography of the Interstate-5 location, coupled with their experience in ameliorating the environmental impacts of freeway traffic, contributed to the acceptance of the functional plan.




Building-cost reduction was achieved through quality layouts that took advantage of the center's setting without resorting to the use of expensive materials. Danadjieva & Koenig Associates oriented the facility around two axes revealing views to Puget Sound's waterfront, First Hill, Freeway Park, and Queen Anne Hill. For cost effectiveness, the building is constructed in steel, concrete, and glass.
